Planning commission approves plans for Sandstone Marketplace

Development proposal in eastern Longmont includes commercial buildings, childcare center, medical office and senior housing facility.

Sandstone Marketplace on the eastern side of Longmont plans to house commercial, childcare and medical businesses, along with a senior housing facility.

On June 28, the Longmont Planning and Zoning Commission approved a replat of the 24 acres at the southeast corner of East Ken Pratt and County Line Road in a six to one vote with Chairman Michael Polan dissenting.

The replatting includes land for commercial buildings, daycare, a medical office and senior housing. The parcel was previously divided into five lots, but will be broken into 11 lots and two outlots along with a dedicated public right of way.

The commercial uses will be along the north and western edges of the parcel, with the daycare in the southeast corner and medical office adjacent, a pocket park in the center and the senior housing to the east.

The biggest issue of this replatting was traffic. The nearby intersection of Colorado 119 and County Line Road would see it’s rating — which indicates how long it takes on average for a driver to get through an intersection — go from a D to an E by 2025.

Ratings below D are below city standards, and the planning commission would not typically approve a development that would worsen traffic below city standards. However, according to the traffic study, this particular intersection will go to an E with or without this specific platting, making it more of a regional problem.

City staff recommended mitigation methods, and the planning commission approved the preliminary plat with these conditions. Each individual lot will be subject to a site plan review before being developed.
