Willoughby Corner open house to be held July 26

Focus will be on construction and leasing timeline, who might be eligible, rent amounts, and features of the 400 affordable homes and neighborhood

As construction kick-off nears for the Boulder County Housing Authority’s (BCHA’s) newest neighborhood of affordable homes, community members interested in learning more about Willoughby Corner in Lafayette are invited to attend an open house on July 26. With first move-ins just over a year away, BCHA will share information at the open house including the timeline for applications, who might be eligible for Willoughby Corner’s 400 rental and for-sale affordable homes, how much rent will be, and features of the new neighborhood.

The open house will be hosted at Peak to Peak Charter School, 800 Merlin Drive in Lafayette, from 6:00 to 7:00 p.m. on Wednesday, July 26. BCHA’s staff and partners will present information and answer questions, and snacks and drinks will be provided. Spanish language and American Sign Language interpretation will be available, and the open house will be accessible for people with disabilities. Parking will be available at the school.

“Willoughby Corner has been in planning and development for a long time, and now that we are breaking ground, it’s a great time to welcome neighbors from the community to learn about the qualification process and the significant savings affordable housing can provide,” said Amanda Guthrie, Director of Housing Operations for Boulder County Housing and Human Services, BCHA’s parent organization. “We want people who need affordable housing support the most to be in the front of the line for Willoughby Corner, so please join us to learn more, even if you’re not sure you’d qualify.”

Built at the southwest corner of Emma and 120th streets just east of Peak to Peak Charter School in Lafayette, Willoughby Corner will include a diverse mix of affordable rental homes for people earning between 30% and 60% of the Area Median Income, or AMI, (as an example, between $32,000 and $64,000 for a two-person family) and affordable for-sale homes for people earning less than 120% AMI (up to about $127,000 for a two-person family).

Monthly rent will range from about $747 to about $1,494 for a one-bedroom home, depending on income. Utilities are included in these amounts. Typical rent and utilities savings for two people living in a one-bedroom Boulder County Housing Authority home range from about $6,300 up to about $15,000 per year. Security deposits are also very low for BCHA clients.

As is the case where they are accepted by landlords in rentals across Boulder County, rental assistance vouchers can also be used in BCHA homes.

The Boulder County Housing Authority expects Willoughby Corner’s first homes, for adults 55 and over, to be available by about summer 2024, with homes for other families available in 2025. BCHA will begin accepting applications a few months before the homes become available, so anyone interested should sign up for updates at www.WilloughbyCorner.org.

The Boulder County Housing Authority's plan for Willoughby Corner includes ample green space, a park, a community center, an orchard, community gardens, and trails, mixed with single family homes, multi-family townhomes, and apartment buildings designed to maximize mobility and access for adults 55-and-over and for those with disabilities. Housing options designed for adults 55-and-over are also scattered throughout the community. American Disabilities Act (ADA) accessible units are included within each building at Willoughby Corner. The entire site is designed to encourage outdoor activity and use of common areas. Willoughby corner will be pet-friendly and have a dog run on-site. Willoughby Corner will also feature geothermal and solar technology as well as energy efficient design and construction and will be the largest NetZero-ready affordable housing development in the state of Colorado when completed. This means it will be built to generate at least as much energy as it uses, which will help Boulder County’s communities combat climate change.
